One team from the first spade to the last skirting board

Most extension horror stories are handover stories. The groundworker finishes, then nothing happens for three weeks. The bricklayer blames the roofer. The plasterer will not start until the glazing is in, and the glazing was measured wrong. Every gap in that chain costs you time and money.

We take extensions start to finish: groundworks, brickwork, roof, glazing, plastering, painting, flooring and skirting. It is the same team of a team of eight with 20 to 25+ years each, working in sign-written vans and full uniform, and it is one number to ring when you have a question.

Because we are a glazing and roofing business as well as a building one, the parts that normally go wrong at the interfaces (the doors into the garden, the lintel above them, the warm roof over the new space) are all designed and delivered by the same people.

An extension is the biggest single job most people ever have done to their house. When it goes badly it goes badly for months, in the middle of where you live, and the costs land in places nobody budgeted for.

Programmes that drift by months

Every trade that is not under one roof is another diary to coordinate. Weeks disappear between trades, not during them.

Prices that climb after the deposit

The industry standard is a keen price followed by extras. We fix the price and have never added money to a job once it has started.

Details that fail at the joins

Where the new roof meets the old wall, where the doors meet the threshold, where the new floor meets the old, that is where leaks and cold spots live.

The mistakes we get called out to fix

  • Appointing separate trades and becoming the project manager by accident
  • Speccing glazing and doors last, after the openings are already built
  • Skimping on the roof insulation and ending up with a room that overheats
  • Choosing UPVC for very wide openings where aluminium is the right call

Build

Groundworks, brickwork, roof, glazing, plastering, painting, flooring and skirting, carried out by our own team in sequence with no dead weeks.

Completion and guarantee

We walk the finished job with you, clear the site properly, and register the glazing and installation work for the 10-year IWA guarantee.

Every trade in the build, and how we sequence it

Here is what start-to-finish actually covers on a Draycote extension, and where the decisions that matter get made.

Groundworks and foundations

The build starts below ground: excavation, foundations and the base that everything else depends on. Errors here are the only ones that genuinely cannot be corrected later.

Drainage and levels are set at this stage against the finished floor level we have agreed with you, not improvised as the walls go up.

Brickwork and structure

Blockwork and brickwork are matched to the existing house as closely as the materials allow, with openings formed to the surveyed sizes of the glazing that has already been specified.

Lintels and structural openings are set for the doors and windows that are actually being fitted, which is why the glazing decisions are made before the walls, not after.

Roof

We build insulated warm roofs in-house as a Eurocell approved tile installer, so the new space is not a hot box in summer and a cold box in winter.

Abutment detailing to the existing house wall, flashings and eaves are handled by the same team that built the structure below them.

Glazing and doors

Eurocell and premium Rehau UPVC, and Smarts aluminium windows and bi-fold doors. Wide rear openings are usually aluminium for the slim sightlines and the strength.

Everything is double glazed, with toughened glass where regulations require it and obscure glazing where privacy needs it.

Internal finishing

Plastering, painting, flooring and skirting are part of the scope. That is deliberate, an extension handed over as bare plaster is an extension you cannot use yet.

Lighting positions and floor finishes are agreed early enough to be built in rather than worked around.

What we do not do

We do not work on listed or heritage properties. That is specialist work with its own consent process and we would rather say so before you pay a deposit.

We do not offer finance and do not take credit cards. Payment is by cash or bank transfer, with a deposit that varies by the size and type of job.

Extensions: straight answers

How much does an extension cost in Tamworth or Lichfield?
It varies enormously with size, ground conditions, roof type and specification, so we do not quote ranges over the phone. A verbal quote after a visit is free, and a written quote is £25 which comes off your invoice if you go ahead.
How long will my extension take?
We give you a realistic programme at survey rather than an optimistic one to win the job. Lead time from order is a minimum of 10 weeks, and at busier times of year it can be longer, we will tell you that before you commit.
Do you handle everything, or do I need other trades?
We handle it start to finish: groundworks, brickwork, roof, glazing, plastering, painting, flooring and skirting, all with our own team.
Can the price go up during the build?
No. Our quotes are fixed and Gary has never added money to a job once it has started.
What guarantee do I get?
A 10-year insurance-backed guarantee through IWA covering the workmanship and frames. We are Assured registered and carry £10,000,000 public liability insurance.
Do you deal with planning and building control?
We will talk you through what your project needs at survey stage so you know exactly where you stand before you order anything.
Can you match the brickwork to my house?
We match as closely as available materials allow and will show you what that looks like before ordering rather than after the wall is up.
Will I be able to live in the house during the work?
In most cases yes. We plan the sequence to keep the house secure and weathertight, and the site is cleared down as we go rather than at the end.
Do you build commercial extensions?
Yes: we take on both domestic and commercial work, though we do not work on listed or heritage properties.
How do I pay for an extension?
Cash or bank transfer. No credit cards and no finance. The deposit depends on the size and type of job and is agreed in writing before work starts.
