The room drops out of use entirely

The service
Almost everything wrong with a typical conservatory is the roof. The walls and frames are usually fine. It is the sheet of polycarbonate or glass overhead that turns the room into a greenhouse by ten in the morning and a fridge by October, and that drums so loudly in heavy rain you have to turn the television up.
Replacing that roof with an insulated, tiled structure fixes all three problems in one job: the heat gain, the heat loss and the noise. Inside you get a plastered ceiling; outside you get tiles that match the house rather than a plastic lid.
This is our named specialism, Draycote Windows is an insulated conservatory specialist and a Eurocell approved tile installer, and we build the roofs ourselves rather than sub-contracting the work to whoever is free that week.
If the room has quietly become the place the bikes live, the roof is almost always why.
Discoloured panels, leaking glazing bars, algae in the flutes and no meaningful insulation at all.
Better looking than polycarbonate and still a solar oven on a July afternoon.
Far cheaper than an extension when the structure is already there and only the roof has failed.
What it costs to leave it
A failing conservatory roof does not just make one room uncomfortable. It leaks heat out of the adjoining rooms, it lets water into the structure, and it slowly converts a part of your house into an expensive porch.
Too hot from May to September, too cold from October to April. That leaves a handful of usable weeks in a room you are still heating and insuring.
Sealant at the glazing bars and the joint to the house perishes. Water gets in, stains frames, damages flooring and rots any timber it reaches.
Whatever separates the conservatory from the house is rarely airtight. The uninsulated roof pulls warmth out of the kitchen or lounge behind it.
Our process
Step 1
We look at the existing roof, frames, wall plate and base and tell you honestly what the structure can take. Verbal quote is free.
Step 2
Insulation build-up, tile choice, internal ceiling finish, roof windows and lighting agreed in writing. £25 written quote, deducted from your invoice.
Step 3
Everything ordered against a price that is fixed and never added to. Minimum 10 weeks from order, and you get the honest date.
Step 4
Old roof removed, structure strengthened where needed, insulated roof built and tiled, abutment and flashings detailed properly.
Step 5
Internal ceiling plastered and finished, site cleared, and the job registered for the 10-year IWA insurance-backed guarantee.
What you get
The single biggest change most homeowners make to how much of their house they actually live in.
An insulated tiled roof takes the noise out of a downpour completely. You can hold a conversation in there in a storm.
No glazing bars, no perishing sealant strips overhead, and a properly detailed abutment to the house wall.
Heat stays in the room instead of escaping through the roof, so the space stops fighting your heating system.
Tiles chosen to sit with the existing roof and a plastered ceiling inside, it stops looking like an add-on.
Built in-house by a Eurocell approved tile installer, backed by an IWA insurance-backed guarantee and £10m public liability.
In detail
A conservatory roof replacement is structural work, roofing work and internal finishing work in the same job. Here is how each part is handled.
Tiles weigh far more than the polycarbonate or glass they replace. We assess the existing frames, wall plate and base before quoting, and where strengthening is required it is priced into the fixed quote.
Anybody quoting a tiled roof without looking at what is holding the conservatory up is guessing with your house.
A new roof structure is built and insulated within the build-up, bringing the room inside the thermal envelope rather than leaving it outside behind a thin panel.
Ventilation within that build-up is designed in, because a sealed roof with no ventilation path traps moisture and causes its own problems.
As a Eurocell approved tile installer we work with the Eurocell system, choosing a tile profile and colour that sits properly against the main roof of the house.
The abutment where the conservatory meets the house wall, plus flashings and eaves, are the places these roofs leak when they are rushed. That detailing is where the time goes.
The ceiling is plastered and finished so the room reads as part of the house. Recessed lighting can be built in at this stage.
Roof windows are an option where you want to keep daylight in the middle of a deeper room, decided at survey, before the structure is built.
Most people replacing a conservatory roof also want the glazing sorted. We fit Eurocell and Rehau UPVC and Smarts aluminium, so the frames, doors and roof can all be handled in one programme by one team.
If the existing doors between the house and the conservatory are tired, replacing them at the same time is what actually stops heat migrating out of the adjoining room.
Sometimes the honest answer is that the base and frames are not worth building on, and a full extension is the better spend. We build extensions start to finish (groundworks, brickwork, roof, glazing, plastering, painting and flooring) so we have no reason to push you the wrong way.
We do not work on listed or heritage properties, and we do not offer finance; payment is cash or bank transfer.
